Location & climate The dramatic coastal site of BlackSeaRama is gently undulating and sits on an elevated plateau looking out across the Black Sea. Due to the landform of the site most points boast expansive sea views. Along the ridgeline to the east the site steeply dips and returns, creating a bowl effect and providing a more sheltered zone. Average temperatures along the Black Sea range from around 24°Celsius (75°Fahrenheit) up to around 30°Celsius (86°Fahrenheit) between May and September. The prevailing northeasterly winds provide a welcome moderating effect on hot days. Each winter the site receives several small snowfalls, some of which settle on the ground for a week or so.

Aimed at the local and international market, the resort will boast an 18-hole, Gary Player designed golf course. The clubhouse is situated in a prominent location to take full advantage of the vast panoramic sea views. The clubhouse will contain all the typical facilities such as locker rooms, pro shop, restaurants, bars and lounges. There will also be an extensive outdoor seating area where the players can sit and have drinks and meals whilst watching the play on the 18th green.
Amenities The main focus of the resort’s recreational activities is the 18-hole international golf course. Several land parcels have also been allocated to sports and recreational use. It is envisaged that the activities will vary from the more sedentary to the highly active including sports such as swimming, tennis, and volleyball among many others. Residents will be able to make full use of the sports facilities as they have been spread throughout the residential communities. Other facilities such as restaurants and bars are located within the club house. Sightseeing Aladzha Monastery The Aladzha rock monastery is situated only a few kilometers south of the Riviera Holiday resort and the Golden sands resort and is a part of the Zlatni Pyasatsi natural park. The name of Aladzha monastery comes from the Turkish word for colourful ("aladzha") due most probably to the bright colors of its wall paintings, dating back to the early Middle Ages. The monk's cells, common rooms and sanctuaries, dug directly into the limestone rock and situated on two levels high above the ground, were connected via an external staircase. The lower floor hosted the monks' private cells, common rooms and a small church, while the upper level was dedicated entirely to a chapel. According to some historians, primitive monks' cells were built and inhabited already in the 4th century AC. The entire monastery is considered to date back to the 12th century AC. Unfortunately, nowadays only few of the frescoes are preserved, most of which to be found in the chapel, but the experience of visiting a monastery dug high above the ground into a steep rock is unforgettable. The monastery is declared a cultural sight and houses a small museum. Balchik Botanic Garden The Botanic Garden of Balchik lies in the heart of the town, only 31 km. north from Varna. Struck by the natural beauty of the area around Balchik, the Romanian Queen Maria built a summer palace and a botanical garden there. This happened 8 years after the end of World War I in 1918, when Balchik was annexed to the territory of Romania. Besides the high-towered palace and the surrounding garden, the complex also includes a chapel, which still keeps the heart of the queen after her will, a villa, originally meant to host Romanian aristocrats, and a beautiful stone throne under an old tree where Queen Maria loved to watch the sunset. The picturesque park, called Tenha Vuva in Romanian (Quiet Nest), was designed and arranged in 1924-1936 after the project of a French garden designer, Jules Janine. The queen, nicknamed poetically as Karmen Silva, died in 1938, just 2 years before the area was annexed back to the territory of Bulgaria while the complex was declared a monument of culture. The complex combines old Bulgarian, Moldavian, Mauritanian and Oriental styles in a marvelous way. The park itself is an imitation of the Famous Cretan labyrinth, with each stone of the church being brought from the very island of Crete. Most people claim that the Garden of Allah is the prettiest, though no doubt, the Silver Well, the alleys paved with millstones and the huge earthen jars, brought from Morocco, are also breathtaking. More than 3,000 rare and exotic plants, including more than 200 tree species, fabulous flowers and a unique collection of about 250 cactus species (the latter representing Europe's second most important collection) grow currently in the botanic garden. Thus, it is not surprising that the park was included as a part of the teaching facilities of the Sofia University in 1955. Besides students, the complex welcomes more than half a million tourists each summer. Kaliakra cape Kaliakra is a beautiful cape close to the Romanian border. Usually, it is the final stop of foreign tourists looking for pretty sights and interesting places to the north of Varna. The cape stretches 2km deep into the sea and consists of 60-70m-high limestone rocks, the inaccessibility of which has been the main reason for the construction of an ancient fortress named Tirisis there. The fortress was successively used by Thracians, Romans, Byzantines and Bulgarians. According to legends, the fortress was guarding the treasuries of Lyzimah, successor of Alexander the Great. Today there are quite many remains of those ancient settlements, which can be seen, exhibited in a small museum. One can also read there a legend telling the story of several Bulgarian girls who chose to jump from the high cape into the sea but not to be captured and converted to Islam by the Turks. The Kaliakra cape was declared a protected area in 1941. The protected area has since been expanded already three times and currently reaches some 50 ha. It is one of the few places where the rare species of seal-monks, found only in the northern part of the Bulgarian coast, were to be seen not long ago. A few decades ago, about 130 of these rare animals were counted in the area. Unfortunately, water pollution, illegal hunting and development of the tourism industry were the key reasons for their extinction in the early 80's. Back in 1980, the protected area was expanded again and today it reaches 687 ha. Shabla cape The Shabla Cape is situated about 5km east of the town of Shabla and it’s the farthest eastern point of Bulgaria. The Cape consists of limestone rocks covered with loess reaching up to 10 meters high. A lighthouse stands out on the cape. Built in 1856, it is the oldest Bulgarian lighthouse. The small gulf nearby is known as Karon Limen and was discovered by ancient Greeks. The Shabla Lake (else known as ‘moor’), which is semi-salty and deep up to 9.5m, is located near the cape. It is a wonderful place for fishing and recreation. When buying a property at BlackSeaRama the buyer receives full ownership title of the building (with full rights to re-sell or rent the property) without receiving title to the underlying land. The payment schedules for the different BlackSeaRama properties are: Lake Park - 2000 EUR (non-refundable) deposit; 25% (the deposit) upon signing of contract; 25% upon completion of roof; Final 50% payable when the house is complete (including all trim work, paint, driveways and walkways, and landscaping) and notary act is given. All property prices included in BlackSeaRama’s price list are including 20% VAT.
The amount of the monthly maintenance fee is 1 EUR per m2 and includes: maintenance of the areas for general use round the buildings in the housing estate; swimming pool maintenance; planting and maintenance of the green areas; maintenance of the park lighting; gated entry; servicing of the infrastructure in the housing estate. This charge is to be paid in advance every three months. If the client pays the price of the communal services in advance for one year he gets a price discount of 10 %.
The golfing season is at least 8 months – end of March till November. If the weather conditions are suitable the golf course will be opened in the other months as well.
The resort will be open all year round.
The first homeowner of each property receives a free full membership in BlackSeaRama Golf club, which standard price is 15 000 EUR. The homeowner is obliged to pay a yearly subscription fee of 1 800 EUR to the Golf club.
The furnishing of the houses is optional and will be paid additional. There will be a Property Management Company on site to service the full process of renting out all BlackSeaRama properties. Rental contracts will be signed with the homeowners. There will be a commission rate payable to the Property Management Company for that service.
